Persons supporting the operation and management of Yosemite National Park and the El Portal Administrative Site shall be employed in one of the following categories:
• Federal Government
• Federal Court System
• U.S. Postal Service
• Mariposa County employees who are employed either in Yosemite National Park or the El Portal Administrative Site
• National Park Service concessionaires
• Yosemite Conservancy
• Nature Bridge
• Mariposa County Unified School District teachers and staff assigned to Yosemite National Park and El Portal Administrative Site.
• National Park Service perrmitee who provide educational, civic, medical, social welfare, or other community services to the residents of
Yosemite National Park or the El Portal Administrative Site as determined by the Superintendent

Most of El Portal is located in the El Portal (EP) Administrative site which is a land use designation within the boundaries of Yosemite National Park. This means that EP land is owned by the Federal Government- DOI NPS.
You are purchasing personal property from a private party, not the federal government; that is located on federal land. The house is yours. The land is owned by DOI NPS. The NPS permit allows use and access.
House types in EP have the historical (10yrs) values of:
Teardown: $195k-$240k
Fixer: $350k-$400k
Turnkey: $425k+

1. Determine if you are eligible to purchase personal property in EP, download the Approval as Qualified Buyer form below, fill and submit the form to:

Be sure to follow up with the Superintendents office one week after you submit your eligibility form.
2. After you receive approval from NPS, email your Proof of funds (document or screen shot of bank account with enough cash for your highest offer), approval of qualified buyer with NPS official signature and your highest bid using the contact form below.
3. Your bid will be acknowledged as received and someone will contact you with any questions about your bid package and you may ask any questions you have.
4. On March 1, 2025 the highest bidder with signed NPS Approval as Qualified Buyer will win the auction.
5. Once you have won the auction you will sign a personal property purchase agreement with the seller and the seller will open escrow.
6. After escrow is open you will make a earnest money deposit to the escrow account of $10,000 within 3 days of escrow being opened.
7. The Title office will assist you in a Transfer of Ownership form between the buyer, the seller and NPS.
8. Three days before the close of escrow (COE) you will deposit the remaining amount due to fund the escrow.
9. The day of COE, title of the personal property will be recorded in your name and you will be the owner.
10. You take possession of the personal property (house).
The opening bid is $165,000.

Close of escrow will be 30 days or sooner and may be shorter if both buyer and seller agree.
Title and escrow company will be Intercounty Title Company, Mariposa.
Earnest money deposit is $10,000 or more.
Any buyer ordered inspections, buyer escrow or recording fees, notary fees, buyer ordered services or consultants fees are the responsibility of the buyer.
Seller is responsible for seller escrow and associated fees, any unpaid taxes or liens. Any inspections, services, or consultant fees ordered by the seller.
Potential buyer will represent themselves or utilize a qualified consultant and never engage a real estate agent or broker. This is not a real estate transaction.

Website visitor/user in their personal or official capacity, and
Potential Buyer
(collectively and individually the "Indemnifier")

IN CONSIDERATION and as a condition of the Indemnifier and the Indemnitee entering into this Agreement and other valuable consideration, the receipt and sufficiency of which consideration is acknowledged, the Indemnifier and the Indemnitee agree as follows:
